This contract is with Metropolitan Housing Trust to provide 54 mixed tenure residential properties, consisting of 8 flats and 6 houses for shared ownership; and 31 flats and 9 houses for outright rent.

The accommodation is provided in two blocks of flats and a terrace of houses under is a JCT 98 with Design and Build form of contract.

All units have been designed to achieve lifetime homes and a number of flats and houses will be fully wheel chair accessible. The project will also be SDS and Secure by Design compliant and to EcoHomes "Very Good". The layout of the site provides parking for every home on a driveway or in the car park to the central area. The houses have also been provided with there own private front and rear gardens.

The drainage has been designed to incorporate Sustainable Urban Drainage (SUDS) in the form of soakaways and surface water attenuation means to ensure the new development will not over load the storm water network in the surrounding area to the site.

The project has involved the demolition of an existing 11 storey concrete tower block to make way for the construction of the three main structures. Prior to any works commencing on site a number of planning conditions required clearance including a condition for an archaeological survey. The main structure to all blocks is made of timber framed construction. This is to four and five stories for the blocks of flats with feature balconies incorporated within the design. The external façades are a mixture of feature brickwork and eternit cladding with composite windows and zinc and Green roofs.

The design has incorporated 10% renewable technologies, this is provided via solar and PV panels placed on the roof of the new structures that have been orientated South facing to provide the highest level of efficiency.

The contract started in May 2008 with the demolition of the tower block and is due for completion Jan 2010, the scheme is currently on programme and within budget.
