The Southfields project is being developed by the Chart Partnership, an alliance of Hyde and Moat Housing Associations.

The proposals consist of the demolition of an ex-Kent County Council owned secondary school to provide 210 residential units and a further home to replace the old caretaker's house, for which the partners have already received an outline planning consent. The scheme also comprises a new village green, establishing a wild meadow area, the provision of a series of football pitches including changing facilities for a local football team, the provision of land for an extended gymnasium facility and a new nursery.

Hyde and Moat's Housing Associations are looking to Rydon Construction to provide a design and build package for each of the scheme's 3 phases over a 3 ½ - 4 year programme. As 70% of the new units will be created for outright sale, the Chart Partnership has also asked for Rydon to provide a bespoke design service that allows them to maximise the sales values from the finished units.

Along with our architects Pollard Thomas Edward, we have submitted an application for the discharge of the reserved matters on behalf of the Partnership to provide a revised master plan and a detailed planning scheme to the first phase.

The design input that Rydon has put into the scheme has seen the anticipated sales revenue for the outright sales units over the whole scheme increase by over £2.7m.

Design planning consent was achieved for Phase 1 in August 2006 with site construction completed in November 2008.

Phases 2 and 3 received planning consent in October 2007 and a second phase of 36 units has now commenced.

These are due for completion in January 2010.
