This PPC 2000 ACA Standard Form Contract for Project Partnering with Clapham Park Homes, part of Metropolitan Housing Trust, is a seven storey building providing 33 shared ownership units with uplift on kitchens and internal fittings and 49 general needs rented units. 2 commercial units are provided at ground level on the corner of Streatham Place and New Park Road.

All units were designed to achieve Lifetime Homes and Secure by Design compliance and Code for Sustainable Homes Level 3.

The building phase comprises; site preparation and clearance, including removal of existing structures new foundations, basement construction and associated water proofing membranes, reinforced concrete frame and lightweight steel framed structure to form walkway front elevation of building, insulated external walls with facing brick, render metal clad external face. Thermally broken aluminium double glazed windows and external doors. The building is located directly on a red route (London south circular), which also required careful delivery and material storage scheduling during construction.

The drainage incorporates Sustainable Urban Drainage (SUDs) in the form of surface water attenuation to ensure the new development will not over load the storm water network in the surrounding area to the site. There are two centralised CHP units to serve all flats as well as the commercial units and the other new build units within the M Precinct. All surplus energy to feed-in to the grid and all the flats are individually metered.

The accommodation is provided in one block with 5 no stair cores with lifts in each giving access to under ground parking areas. The development incorporates an eye-catching range of front facades including zinc, coloured glass, copper, tin, clear glass and thermawood cladding.

The development is served by a central energy plant located within the underground basement area providing heating and hot water for this scheme.

Many distinctive initiatives have been carried out on this project, such as twinning with other similar projects in Europe – residents from Clapham Park made links with a similar project in Belgium to create community links. Other community events also contributed to the successful inclusion of the regeneration and notably during the construction phase this site, has proudly received a Bronze Considerate Constructor Award.
