The scheme provided estate refurbishment of over 1500 flats, arranged in 37 blocks around the area of Stockwell tube station, under a Partnering Agreement with Hyde Southbank Homes.

The works comprised of:

  • Asbestos removal 
  • Upgrade of refuse facilities and common areas 
  • Window replacement 
  • Large proportion of replacement roofs 
  • General external repairs 
  • Some external overcladding 
  • Incorporation of security features and new lifts

The properties were provided with new kitchens, bathrooms and upgraded or new mechanical and electrical installations in line with the Decent Homes Standards. These works were carried out with the residents in occupation, therefore, resident liaison was of the utmost importance. Initial surveys were carried out to agree the exact specification of all works, with both residents and the contract administrators. Notice to residents was given both verbally and in writing four weeks prior to works commencing in their property. Residents were fully aware of the timescales involved and the utmost importance placed on the achievement of the timescales.

We employed two full-time Resident Liaison Officers who reported directly to senior management and were responsible for prioritising residents' interests. Special attention was given to health and safety measures, especially with respect to asbestos removal, guarding of scaffolding and storage and disposal of redundant materials.

The project provided local employment opportunities, training programmes and traditional apprentices, along with the refurbishment of two computer rooms at Stockwell Park School for IT training facilities.

We negotiated with Hyde Southbank Homes, Phase II and III of Stockwell Gardens on a partnering basis and managed to extend this to include Phases II and III of Studley Estate. Our inclusion was based on a performance assessment and resident satisfaction survey on Stockwell Gardens, Phase I. Phase 1 comprised of 122 flats, arranged in 4 blocks and was completed May 2001.

The scheme commenced in October 1999 and completed in May 2004, 6 months in front of the contract period.
