A former local authority estate in Sutton under transformation by Rydon has enjoyed the successful launch of its first phase of apartments for sale, Lavender Point, with demand outstripping supply.
The innovative cross subsidy redevelopment at the Durand Close estate is being delivered by Rydon as developer and contractor partner to Affinity Sutton and the London Borough of Sutton.
The project involves the decant and demolition of around 300 local authority properties with the development of 145 homes for open market sale and 241 new affordable homes. A further 18 of those homes developed for open market sale have been used as part of a Private Rented Sector portfolio.
Lavender Point’s launch offered 20 contemporary one and two bedroom homes within this phase. Each property features outdoor balcony space or a private garden, with several offering commanding views of the City of London skyline or the new park areas by the River Wandle.
Blending contemporary living with fast access to Central London in just 25 minutes, the apartments proved popular with a price point offering excellent value for the local area.
The next phase of Lavender Point will launch later in 2015. The homes within this phase will comprise one and two bedroom apartments as well as two, three and four bedroom family houses.

Durand’s redevelopment is being delivered across four phases over a period of eight years. The proposals gained an 82% approval rate from the residents following design and strategy meetings between the partnership members.
Phase 2 of the project recently completed, which is the largest of the phases to be constructed so far, constructed to Code for Sustainable Homes Level 4.
Work to Phase 3 is about to commence and, in addition to the new residential units, this phase includes a new park, play areas and upgrades to the banks of the river Wandle, which runs parallel to the site.
As part of Rydon’s partnership with Affinity Sutton, the London Borough of Sutton included a package of 14 associated sites to assist in the regeneration aims. These range from seven to 54 homes and provide an additional 268 affordable and 98 open market sale homes across the project.
Across this entire project to date, 471 homes have now been completed including 389 affordable homes.
