L&Q has awarded Rydon a contract to deliver a £3.6m housing development replacing an existing block in Islington, London.

22-28 Hornsey Rise will be a complete redevelopment of Ujima Court, providing 28 new homes for L&Q across 20 flats and eight maisonettes.

Rydon has started the 88-week build, demolishing the existing flats that are in a poor state of repair and fall below the mandatory dwelling size needed to meet current social housing requirements.

On completion, 50% of the homes will be for Affordable Rent, with the remaining 14 being sold on a Shared Ownership basis.

The new building will meet Code for Sustainable Homes Level 4 and will offer three wheelchair accessible flats at ground floor level with off-street parking. All homes have been designed to be adaptable to cater for the needs of residents.

Externally, the building will feature brick elevations with a terned steel roof. Each home will have access to communal private gardens and upper floors will incorporate balconies.

The Ujima Court contract follows another scheme secured from L&Q earlier this year to build a £5m, 44 apartment block on a site near Beckenham High Street.
