Rydon has been selected as preferred partner for the proposed regeneration of the Green Man Lane Estate by the London Borough of Ealing. This regeneration scheme of the existing local authority housing estate will provide 335 affordable homes for rent and 85 shared ownership homes for our RSL partners A2Dominion Housing group, together with 343homes for outright sale in a joint venture between REAL (Rydon's regeneration brand) and A2Dominion Enterprises.

In addition to the residential accommodation, the scheme design includes:

  • Multi-use games area (MUGA) controlled by the Community Centre
  • 344m2 of community facilities such as meeting rooms, flexible sports/function hall, reception
  • Classrooms for learning and skills development
  • 426m2 community cafeteria with enterprise units to assist start-up businesses
  • CCTV to monitor the public areas on the estate
  • 978m2 low-cost gym
  • Young peoples facilities
  • Children's play spaces
  • New public parking both on street and secure underground parking
  • Allotments
  • A quiet block for residents over 55 with dedicated outside spaces
  • A community link with landscaped squares and courtyards

The scheme has been designed by Architects, Conran & Partners, and will include the use of a Community Heating System with Combined Heat and Power, supplemented by the use of solar photovoltaic panels. This combined with the adoption of low energy design principles will provide a cumulative CO2 saving of 57% over the base case, which exceeds the44% which is required for Code for Sustainable Homes Level 4.

In depth consultation was undertaken with residents, neighbours and local stakeholders throughout the bid stages and a comprehensive series of meetings have been held looking at issues such as design, community facilities, decanting, housing management and leaseholders. This programme of meetings has been run alongside the monthly residents steering group, which has looked at the strategic vision for the regeneration and of which a Rydon Director is a member of.

The residents have been fully involved in the design development and a number of key changes have been made to the scheme on their advice. An outline planning application on the masterplan and a full planning application made on the first phase were submitted in early February 2010 and these are due to go to committee during June 2010. Rydon and A2Dominion have worked in partnership with the local Planning Authority through the use of a Planning Performance Agreement.

The scheme is due to be delivered in four phases over a 9 year period, with demolition due to commence during Autumn 2010, with the construction of Phase 1 commencing in January 2011, subject to the receipt of planning approval. A programme of phased decant, demolition and construction will be undertaken to ensure that the majority of residents can remain in the neighbourhood throughout the redevelopment process.
