Rydon is delivering the regeneration of the Green Man Lane Estate for the London Borough of Ealing. The regeneration of the existing local authority housing estate will provide 335 affordable homes for rent and 85 shared ownership homes for our RSL partner A2Dominion Housing Group, together with 343 homes for outright sale in a joint venture between REAL (Rydon’s regeneration brand) and A2Dominion Enterprises.

The scheme has been designed by Architect, Conran & Partners, and will include the use of a Community Heating System utilising Combined Heat and Power and environmental performance further supplemented by the use of solar photovoltaic panels. This, combined with the adoption of low energy design principles, will provide a cumulative CO2 saving of 57% over the base case, which exceeds the 44% which is required to achieve Code for Sustainable Homes Level 4. Construction techniques used in the first two phases include concrete frame and timber frame, and an extensive Sustainable Urban Drainage installation to attenuate peak flows.
In-depth consultation with residents, neighbours and local stakeholders has continued in this delivery phase with a comprehensive series of Resident Steering Group and Resident Liaison meetings looking at issues such as the strategic vision for the regeneration, design, community facilities and initiatives, decanting, housing management and leaseholders’ arrangements. The outcomes from these meetings include; health and safety initiatives at local schools using the Considerate Constructors’ “Ivor Goodsite” to make the learning more accessible; the interim refurbishment of the Community Hall to maintain the availability of these facilities until their reprovision; and providing the local Primary School with a Christmas tree. Four apprenticeships and six work placements are being delivered to members of the local community in Phase 1, alongside a commitment to use a minimum of 20% Local Labour in the construction of the whole scheme. Further apprenticeships and work placements will be provided during the ensuing phases.
The residents have been fully involved in the design development and a number of key changes have been made to the scheme on their advice, such as the amendment of the list of tenants’ choices and re-routing the flow of construction traffic.
The scheme is due to be delivered in four phases over a 9 year period. This commenced with the demolition of the existing six storey pre-stressed concrete car park during late Autumn 2010, and the construction of Phase 1 in April 2011. The installation of a temporary boiler house serving district heating to the remaining estate was necessary until the new permanent system can be completed, also during Phase 1. A programme of phased decant, demolition and construction will be undertaken to ensure that the majority of residents can remain in the neighbourhood throughout the redevelopment process.
Planning Consent has been received in Outline for the whole scheme and in Detail for the first two phases. Rydon and A2Dominion have worked in partnership with the local Planning Authority through the use of a Planning Performance Agreement to aid this process.
