Buying and selling a home can be one of the most stressful periods in anyone’s life. There is so much uncertainty – a buyer can pull out at the last minute or hold you to ransom by demanding price reductions. If you’re looking to move into a popular new development, you could miss out on your dream home because you’re waiting to sell your existing property. Part-exchange, however, can offer the perfect solution and, if you’re looking to live in Canterbury, Merchants Mews could be the ideal place.
Merchants Mews is an attractive new courtyard-style development of just 12 brand new terraced and semi-detached houses. With six different types of two and three-bedroom house, there’s plenty of choice and, as visitors are discovering, within each of the cottage-style houses, there’s a surprising amount of living space and a high quality specification. Designer kitchens include granite work surfaces and a full complement of integrated and stainless-steel finish appliances, elegant bathrooms are fitted to the highest standards, each new home has allocated parking and four of the new houses have their own garages.
Prices start from £299,950 and as buyers of the first three houses sold at Merchants Mews can confirm, there’s nothing to compare with these new homes in the area, in terms of style, size, specification or location. It’s hardly surprising that Merchants Mews has attracted over 200 visitors since its recent launch but the fact that many of the prospective home buyers have yet to sell their own properties has prompted the Rydon Homes’ sales team to offer the option of part-exchange here.
“Part-exchange is very popular with our customers,” comments Natalie Flint, Sales and Marketing Director for Rydon Homes. “Once we agree to take a property in part-exchange, the responsibility for selling it rests with our team at Rydon Homes. The benefits to our customers are enormous – they are guaranteed a sale at an agreed price and there’s no chance of the sale ‘falling through’ because a ‘chain’ breaks or because buyers simply change their minds. There are also fewer time pressures for the customer and for our sales team.”
“We talked to Rydon and opted for part-exchange with no chain and no worry,” says Gemma Elsey, who recently purchased a Rydon home in Kent. “We had already had our house valued and Rydon sent two more valuers around. I was very pleased with their offer. It was better than we had hoped for and I think it was more than we would have achieved on the open market. The other benefit was that we didn’t have to pay commission to an estate agent.”
“To be eligible for part-exchange, your current property must not be worth more than 70% of the value of the Rydon home you’re considering buying,” continues Natalie Flint. “If this is the case, then it’s worth making an appointment to visit Merchants Mews to discuss the possibility with our sales team.”
Merchants Mews is open seven days a week, for further information, please contact the Rydon Homes’ sales team on 01227 766914.
