The Forbury Road development was a joint venture between Merlin Land and Rydon. The site, acquired from Railtrack was formerly, a railway sidings and biscuit factory for Huntley and Palmer. Preliminary works located two large locomotive turntables and a massive brick railway viaduct beneath 6.7m of ash fill and a brick built sewer that required diversion.

As a result, risk management and innovation by Rydon Construction was demonstrated throughout all stages of this project, ensuring successful completion 16 weeks ahead of schedule.

In the UK, the first steel fibre reinforced concrete was used for slab construction, dispensing with the need for traditional reinforcement and resulting in joint free slabs.

The development, providing 5 non-food retail units, totalling 95,000ft², was pre-sold to Scottish Amicable Investments Ltd and the units let to major retailers.
