This is the first scheme as part of the largest mental health PFI project in the UK, with a capital value of over £64 million. The Ryhurst/Rydon team was selected as the preferred PFI partner.

The £19 million medium secure facility provides:

  • 80 beds, all with en-suites    
  • Therapy and workshop area
  • Gymnasium/sports hall         
  • Administration centre

The site itself had no unique access and the Trust would not allow access through the existing hospital site. Our solution was to negotiate and construct a haul road through a neighbouring piece of land to access the construction site. The project is now contained behind a 5.3m-high secure perimeter fence with a single point of access.

The project also involved providing a fit-out of the fixtures, furniture and equipment. All fittings needed to be fixed with anti-tamper screws, security glazing had to be 21mm thick and a staff attack prevention system needed to be installed. MMC were applied by using pre-cast concrete pods for all of the 80 en-suite bathrooms.

The scheme was completed on time, within budget and exceeding client quality expectations. The project manager on the scheme was a finalist for the Building Awards Best Project Manager/Construction Manager Award.
