Southern Housing Group, one of the largest housing associations in the south east of England, managing more than 27,000 homes for over 72,000 customers, appointed Rydon to redevelop a site in Brighton to create new homes for the local community.
The £6m project on Preston Road, Brighton, will take 65 weeks to complete and will see two existing Victorian villas be completely refurbished to their former glory, a new apartment block built, and new family houses designed to complement the existing villas.
Rydon will create a total of 28 high-quality new homes, incorporating a range of sustainability features; 40% of which will be made available for shared ownership and affordable rent. The refurbished villas will include 14 new one and two-bedroom apartments. The new apartment block will comprise eight apartments ranging from one to three bedroom, including two fully accessible wheelchair three bedroom apartments. The six new terraced family houses will be created in the landscaped grounds.
The Preston Road site currently consists of two Victorian villas dating from around 1870, which were built as part of the Clermont Estate. The two villas were connected in the 1950s through a link block to form one building, all situated within a large garden with an array of mature trees. The new project will involve the demolition of the 1950s link with the designs allowing the original buildings to read as visually distinct, celebrating their history and decorative features, and wherever possible they will retain many of the existing room proportions and original features.
