St George’s, a refurbishment project for Eastend Homes, provided much-needed modern façade treatment to 484 mixed tenure flats and houses.
The scheme comprised of three 1970s-built high rise tower blocks, 26, 23 and 20-storeys high, and five 4-storey maisonettes and five single-storey blocks.
The site is located adjacent to Cable Street in Shadwell, with the DLR running alongside. As with most inner London sites, vehicular access was restricted and parking limited to Resident Permits only. In addition to these constraints, we shared the site with Telford Homes who were developing new build infill sites on behalf of our client.
We jointly agreed an overall construction programme and traffic management plan to sequence all activities.
Carrying out occupied refurbishment requires a great deal of resident and leaseholder consultation to finalise window designs, demonstrate value for money and manage issues of health and safety.
Using specially adapted mast climber bases and hoist towers, all our works to the tower blocks were undertaken in separation from the residents. Rydon surveyed, cleaned and carried out structural repairs to the external façade. The roofs have been insulated and re-covered to current standards and all windows and patio doors replaced, together with new cavity wall insulation and an overhaul of the cantilevered balconies.
At low level, these works were replicated, with the addition of replacement front doors and access walkway refurbishment.
Rydon received a Considerate Constructors Scheme National Site Award for this project.
The scheme was completed to programme and under budget.
