In May 2006 the pathfinder PFI scheme for the Chalcots Estate, Camden achieved financial close.
Overall the scheme is a £150 million refurbishment and maintenance project over a 15 year term between Camden Council and Partners for Improvement in Camden (PFIC). The stock comprises four 22-storey tower blocks of similar construction and an 18-storey block in the Swiss Cottage area.
Rydon was employed to deliver the capital works aspect of the project valued at £66 million. The Rydon team worked extensively with the London Borough of Camden to make the project deliverable and affordable through offering value engineering solutions, reviewing whole life costs and consulting with residents.

The residents were offered choices in kitchen and bathroom design, layout, finishing and colours.
Prioritising environmental sustainability throughout, the project achieved significant benefits. For example, improving the insulation and installing energy efficient boilers the carbon dioxide emissions have been significantly reduced. Sustained value for money for the Local Authority is also ensured by specification of robust materials to provide long term benefit.
The works commenced on site in May 2006 and completed in October 2009; 3 months ahead of programme. Rydon is maintaining the properties for the duration of the PFI contract.
