Rydon, in a collaboration agreement with Family Mosaic, successfully led a two stage bid through the HCA's Delivery Partner Panel Framework and submitted the full planning application for the redevelopment of the former Queen Elizabeth Hospital, located on Hackney Road in Tower Hamlets.

Following approval by the Mayor of London, Rydon successfully delivered this new development of 188 new homes, 38% of which were affordable (43% by habitable room), for rent or for purchase through shared ownership. The remainder were available for private sale through Mettle & Poise.

The hospital site comprised a decommissioned children's hospital and associated accommodation for nurses, which closed in 1996 and has remained empty ever since. The site is located in close proximity to two conservation areas and it is directly adjacent to the London Borough of Hackney, as well as Hackney City Farm and several Grade II listed properties.

The original historic façade on Hackney Road was retained and restored as a permanent reminder of the site’s history.

Planning approval followed more than 12 months of planning and consultation by the project team, which included HTA Design LLP and Savills Planning, who worked closely with the London Borough of Tower Hamlets, the Mayor’s Office and the local community, to ensure plans for the site best meet local housing needs. 

A cafe social enterprise has opened within the development to help local people with learning disabilities get into work. Run by the Tower Project it provides a practical alternative to college and a springboard into sustainable employment in East London's thriving hospitality sector. 

The project was Highly Commended at the Evening Standard New Homes Awards 2017.
